General Contracting

When price is the major consideration, the most common method of construction used by clients is selecting a general contractor utilizing the competitive bid process.  Our purpose is to ensure that the project is built according to the owner's vision, while maintaining the project budget and the completion schedule.  This is accomplished by establishing a clear method for communication with the owner and their design professionals.  On the job site, we make certain that the material and workmanship specifications are met or exceeded and that all vendors and subcontractors adhere to strict safety requirements.

 

 

Design Build

The design build contract is quickly becoming the preferred construction project delivery system. Utilizing the system, we takes the owner's concept, contracts with the design professionals, and assumes the responsibility for the design as well as the construction phase. The advantages are twofold. While working with the design professionals, we are able to simultaneously establish a reliable construction budget prior to the actual start of construction. The other advantage to using this method enables us, as the design builder, to reduce the delivery schedule of the project by overlapping the design and construction phases of the project, thereby allowing the construction to commence prior to the completion of the design. 

 

 

Construction Management

When retained by the owner to act as its agent to oversee the project from the design through the completion of the construction phase of the project. The services we provide as construction manager include establishing and controlling the scope of work and project budget, working with the owner to contract with a general contractor, establishing and maintaining the project schedule, mediation of disputes between the owner and general contractor, cash flow management, and project close out. By utilizing us as Construction Manager, the owner is freed up to manage other aspects of the project.
